What makes it special. This is where the village ends and the dehesa begins. The street stops at this house: behind it the only neighbour is the holm-oak woodland, and a stream runs past the front. It is the combination you almost never find —a village address with open country at the back wall— and it comes with its own water: a borehole with 440 m³ a year allocated to it, plus a storage tank.
The house. 170.30 m² of living space on a single floor, within 229.20 m² of total built area. A big living room —a proper one— with a wood-burning stove; three bedrooms, kitchen and bathroom; central heating from a wood-fired boiler, LPG hot water and air conditioning. It is liveable and in use: you can move in on day one. The electrical installation is ready to take a generator, so if the mains supply fails the house does not go dark. Kitchen and bathroom date from the nineties and work fine; the flat-tile roof is due for restoration.
Outside and outbuildings. A 513 m² plot, with some 284 m² of open ground between patio and vegetable garden. The garden is already made —raised beds, walls topped with stone, water from the well—: here you plant, you don’t build. Three garages —54.25 m² in all—: two with their own vehicle access from the back and the third opening onto the covered terrace lane, plus a 4.65 m² storeroom. A covered terrace for eating outdoors half the year. The house faces west.
The setting. Venta del Charco, a hamlet of Cardeña, in open Los Pedroches dehesa: holm-oak and pasture estates, big game nearby, and the calm of a small settlement. A no-through road: nobody passes this door who isn’t coming to it. And it is not far from anywhere: Andújar 40 minutes, Córdoba 50, Jaén 1 h 15, Ciudad Real 1 h 20, Seville 2 h 10, Málaga 2 h 20 and Madrid 3 h 20. It is 100 metres from the track that runs from Venta del Charco to El Cerezo, a path to walk.
What it could be. For €105,000: 229 m² built, a 513 m² plot, garages and your own water —around €458 per built square metre. A main home with the countryside at the door; a second home for those who want the dehesa without giving up the village; or a working base, because garages with separate access will take a workshop, storage or vehicles. Spare land and its own water.
The roof. It is flat tile and due for restoration; the owners put it at around 20,000-25,000 EUR. We say so from the outset rather than at the viewing, because it is already discounted from the price: with the roof done, this house is worth appreciably more. It is the one improvement that genuinely adds value.
