Los Pedroches · Sierra Morena · Valle de Alcudia
The land, in good hands
Granite, holm oak and sky. The rest is square metres. We are from here: we know this country from walking it, not from a listings page.
How we work
From here, not passing through
We grew up in this region. We know which farm runs dry in August, where a lorry can get in, and which farmhouse is coming down however sound it looks. That is what we tell a buyer.
One region, two provinces
From the Valle de los Pedroches to Sierra Morena and the Valle de Alcudia, across Córdoba and Ciudad Real. It is one market: the same dehesa, the same big game, the same buyers. We treat it as such.
Discretion for the seller
Some properties are not advertised, for good reason. They are shown only to people who identify themselves and explain what they are looking for. Neither the name nor the exact location goes public without the owner’s consent.
What we do
Sale and management of rural estates, country houses and land. From the first visit to the signing at the notary.
Sales with the facts up front
We document every property on the ground, check cadastre, registry and access, and see the deal through to the notary.
Valuation on the ground
Free and without obligation. We go, measure, check the paperwork and tell you what you have and what it can fetch.
Off-market sales
For owners who do not want to advertise: the property is shown only to identified buyers, with no name or location published.
Available right now
Farms, houses and land currently for sale, with the real figures: area, water, land use and what is actually built on them. If you cannot find yours, tell us what you are after.

Venta del Charco (Córdoba) · Village house
House on the edge of the dehesa, with vegetable garden, its own water and garages — Venta del Charco, 513 m²
Where the street ends, the holm oaks begin: this is the last house in Venta del Charco, with a stream in front and the dehesa behind. 229 m² built on a 513 m² plot, garages with their own access, a stone-walled vegetable garden and its own water, 440 m³ a year. Liveable and in use.

What people ask us most
Questions from first-time buyers of rural land, and from people who have inherited and do not know where to start.
How do I buy a rural estate in Spain, step by step?
A visit on the ground, checks on the land registry and cadastre, a deposit contract (arras) and completion before a notary. Start to finish it usually takes one to three months.
We accompany the whole process: before the deposit we check boundaries, charges, access tracks and, where they exist, CAP entitlements. Nothing is signed with open questions.
What costs come on top of the purchase price?
Transfer tax (currently 7% in Andalusia, 9% in Castilla-La Mancha), notary and land registry fees. Altogether roughly 8-11% on top of the price.
New-build purchases pay VAT instead of transfer tax. Before you sign the deposit contract we give you the exact figures for your case, so there are no surprises at the notary.
I have inherited a farm in Spain and I live abroad. How does this work?
Without you having to travel: we go, document it with photos and drone, tell you what you have and what it can realistically fetch, and talk it through by phone or video call.
It is the case we work for most. One requirement before selling: the inheritance must be formally accepted and registered; if it is not yet, we point you through the steps before anything else moves.
Can I sell without anyone finding out?
Yes. We handle off-market properties: they are not advertised, and are shown only to buyers who identify themselves and tell us what they are after.
Neither the name of the estate nor its exact location goes public without your consent. The website shows only a minimal card — type, municipality and approximate size — and the detail is shown to those who leave their contact.
The land price report, in your inbox
Two issues a year: what is selling, at what price and why, from the Valle de los Pedroches to Sierra Morena and the Valle de Alcudia. Figures explained, no fluff, and no other emails than those.
Do you have a farm or a house to sell?
We will come and see it, tell you what you have and what it can realistically fetch, with no obligation and without listing it until you say so. If you have inherited and live abroad, we handle the visit and the paperwork.
